yes, it's commercial title. only 4 units of studio out of the 720 service apartment and it is near to proposed star LRT (kinrara).
according to the sale person, 4 units of studio is the requirement from hba, is it true?  |

This location is definitely better than Setia Walk & Zen Residence, IMHO. The residential component is also extremely high density for such a small site. Are they giving 2 car park for each unit?
I think they meant 'HDA' seanlam, I don't think there is such a ruling for studio units. I bet these 4 units were sold, this is the trick normally used by some of the developers so that they can advertised the sale price starting from the lowest priced unit, normally the studios, to attract potential buyers.
The major setback for this project, I feel is the the proposed cemetery and crematorium by DBKL located just diagonally opposite this development. Go here and read all about it: -

Well, the cemetery and crematorium is more on opposite of Sutera Alam. You wont see it if you get your unit facing south.. :p |

Wow.. 2 car parks.. sounds good.. normally other condos only giv 1 and buyers need to purchase another one..
I havent seen what kind of concept and feature they are offering, maybe I will pay a visit this weekend..
Major attraction.. Location, low maintainence fee.. good build up area (1110 - 1250 sqft), 2 carpark, from RM200 psft and freehold..
Draw back.. Commercial title, high density for a 5.6 acre land..
FYI.. Service Apartments (commercial title) are already under the protection of Housing Development Act. But the draw back will be higher water and electricity tariffs..
Errghhh.... not an easy choice... |

Manage to lock in a unit yesterday. Still have about 2 months to think it over.. The booking fee is refundable if buyers decide to withdraw.
No doubt its a good location and still manage to escape the jam in puchong jaya if you decide to go to KL.
I have spoken with the manager and she said that utilities tariff can be converted to residential rate just like what they had done for their previous project, Heron residency, but can't promise for accessment and quit rent.
Maintainence fee Rm0.16 per sqft, lowest i have everseen for a serviced apartment.
If you decide to rent out, they can arrange tenant for you FOR FREE..

Price wise as compared to SW it's a no brainer. Definitely a good buy except for a fairly new developer. Have heard of Heron sometime back but thought it was overpriced then. Location & LRT is a plus but don't expect optimum yield of 10% for a few more years till whole area matures further. _________________ Buy land, they're not making it anymore.

honestly, if you zoom into details of these projects, you can take ZEN out of pix because ZEN is not commercial title, and not located in the frontage of major highway. So it's of diff breed. By the way, I think the communal area of the ZEN is a joke. It doesn't go well with the entire condo development.
Trinity Towers ready shld thanks Setia for pricing their Setia Walk abt 40% more expensive. This alone make purchasing decision a lot easier for Zest buyer and easily perceived as "cheap".
The furnishing of Zest is a tad better than Setia Walk, bearing full porcelain tiles and glass balustrades, and reputable landscape designer to boost. It's also fitted well with residents wanting to have some nearby commercial (shop/retails) convenience but not too much.
I don't even think twice of deciding btw SW and ZEST. As for ZEN, it;s totally for people that wanting residential building to be residential, without the eye sore of shop houses too close to the apartments. |

2 car parks (in tandem though) for all units save for studio. Extra car parks at 25k for two. Can't buy odd numbers.
these 4 units of studios are not in the ideal locales, and two of them bearing 3A numbers. They didn't even push or studio. If you don't ask, you wouldn't even know that they are exist.
Block C (furthest to Bukit Jalil) is soft launching now, and floor 16th to 19th EAST facing have been blocked by developer, citing reserved for overseas investors. Could be sold or rent as fully furnished. Block A (closest to Puchong, halve of the units will have uninterrupted golf view)will be entirely reserved for Korea encloc. Will not be launched.
Block B (the middle block) will be opened for sales in April/May. Well, could well be subject to the responses of Block C, IMO.
Commercial (20 shop lots and retails) will be completed one year ahead of apartments. All apartments are due to complete same time, at least accorded to the spokeperson. |

Any idea on the RAMP?
Is it real? If yes, any idea, when will Trinity begin to build the ramp? Or just a sales gimmick that used the "ramp"...
I got the info from the sales agent last year (2008 - KLCC exhibition center) that Trinity will be required to build the RAMP, as part of the CF condition.
Is it true? Anybody check on the ramp?
I believe if no ramp, then the main entrance is BK9 Vs low cost apartment Vs Zest......hmm....I can't imagine that.... |

Technically they can't sell any units. Only allow booking at this stage
Wolfie,
Go to sales office and ask Trinity Towers to show you the letter re: ramp.
Without building the ramp, they won't be able to get CF for all units. |

Was at their sales gallery over the weekend. Found out they had only 4 units of studios for sale, which they have just splitted up from 2 regular units. Only problem for the 522sq ft unit, with the living & dining areas in the middle; so where is the cross ventilation going to come in from?
Let's just hope it's not just a marketing ploy compromising on a poorly thought layout. I'm waiting for the sales advisor to come back if there are provisions for ventilation.
Ramp was told to be built at a cost of 7 mil by sales advisor & LRT if it happens is across the Sungai Besi / Bukit Jalil Highway alongside BK2 or 3 area according to the MPSJ 2020 proposal plan.
Adjacent and behind ZEST is 2 rows of dbl sty shop lots launched by PKB last year at 730k. I wonder if there are any sellers out there. Foresee a big catchment from the residents of BK9, DBKL flats behind, The Zest especially if ramp is constructed and the ingress from the highway is built.

Hi
I received a sms from Joe Lim from Trinity sales agent.
He told me, the ramp will be built starting this Apr. According to him, Trinity just obtained AP and DL for the ramp.
Anybody have the same info?
Just want to clarify. If everybody have the same info, then I guess it is TRUE...hehe
If yes, Good News to Zest, BK9 and low cost apartment.  |

one way from Puchong to Zest. From Zest to KL, you need to use the underpass. |

The SgBesi-Puchong bypass towards Bkt Jalil will be crazily jammed... especially people jumping queue!!! |

since this is an high dense condo area at 700+ units and there's a lifestyle outlets, I wonder how the traffic would be like when it's fully populated.
Any ideas on projects they want to develop on this area or will it be left an island on its own?
