| Hello all...I saw this ad for townhouse in bandar seri putra. Planning to buy a unit.....am wondering whether this is a good place to invest in a property? Welcome advices & opinions....TQ |

The 1120 sqft unit is trading at about $101k now. The 1765 sqft unit is trading at about $121k now. The prices of townhouses in this area depreciated by about 2.80% from 2003 - 2006.
You'll hardly find any units being advertised in the newspapers so you could request for email alerts of any latest advertisement here:- .://..transfield.com.my/free1.php

| Depreciate? How come? Shouldn't the property's value increase over time as the area is up & coming? |

For good locations, yes. For lousy locations, no.

I can't comment on this because I've never been there before.
By the way, I'm referring to the Sri Putra in Bangi. Are we talking about the same project or some place else???

The name of the project is D'Puncak Nusa townhouse, located in Bandar Seri Putra. Area looks good, all amenities. There are lots of housing projects springing up there.
If i'm not mistaken developer is UM Land Bhd |

Okay, looks like you are referring to a new phase which is not complete yet. I don't have any info on this project. More info can be obtained here:- .://..fullhouse.com.my/public/pub_projad.asp?proj_id=973
I was referring to the older phase in JLN SERI PUTRA 7/4 and JLN SERI PUTRA 7/3.
Can the performance of the older phase be used as a benchmark to gauge the future performance of the new phase? I don't know because I've never been there.
