I did, in SnP the price is RM299800. But they give 9% less for Bumi so include MRTA is aout RM273k.

It is a quite big built-up, 2000sqf and for me it's layout is the best.

a'ha. finally got the respond.
actually, me also buying that properties. bumi price at 9% disc.
but mine stated snp price 299,500
mine is lot.no.62077
which one is your?

I just buy one there. lot 125. with 9% disc. not much choice. still not signing the snp..hahahaha..
1 question about the lawyer payment? how much you all pay for the lawyer fee. the lawyer charge me RM5780. is there any other payment that we need to pay to lawyer?

Hi, good to hear many Bayu courtyard purchaser gather up here. I dont remember what is my PT number. 62026 I think. Next time lah I check.

After signing the Snp I asked KIM Realty is it posible if i don't want the couryard, they say yes, FOC. Then i ask them to change timber strip to 2x2 porcelain, I have to add RM1800. I said OK.

About lawyer fee, It is about RM5k. But they can give some discount, pay full 1st.

loan lawyer fee..my one:
i take loan 250K, MRTA 11K = total 261K
lawyer charge me = RM5645
after pay them, they will call and give back 30% of property sale agreement (this is Bar Council discount - everybody muset get)
if you take EON bank loan, bank will cover 3K of lawyer fee..

kaloi, mana ada lot 62026.....hehe..
lot start fro 62055 until 62150 la....
hehe.. maybe your lot 62062.. same lorong with me...

isilo2, at the time you bought yours, do you ask developer,
how many units left? did you ask how many malay/chinese/indian?

kaloi, why u don wan that courtyard? what yours plan to do?

When this property will be complete haha? Some say march 2008 and somesay jun 2008. But the progress real fast lah. Thanks god

infront future playground la.

really la...progress kaw2 fast wan...
when i bought it before, look like every month
they claim progress payment from bank...

the contractor guarantee by mac/apr next year will complete.
but the sad thing is, the CF issue is the key factor of delay....
it some time to get that from landlord.
so, probably take 2-3 month.

Last week I call the salesman they said its about 10 unit left. No Indian so far. Only malay and chinese.

About the courtyard, I think better I flatten the floor maybe can utilise the space for other purpose. Beside I think I can stop my daughter from fishing and bathing inside the pool but how about the others kid?

emm...10 units left...quite ok la....

base on my experience, bank disbursement money to developer for progress claim (schedule payment on SPA), you all better
chase the bank and it's lawyer every day since the first day you recevied
any progress claim copy from developer. the bank very slow to react la.
don't know why. that money should be ours already. we signed the
agreement what. is it. but i think that bcoz the bank officer very lazy la.
don't take for granted.

what i do, for every progress claim, 1st i call bank's lawyer. asking either
they already forward the cheque to developer or not. if yes, call developer either the received anything or not. if not, call bank (progress
payment dept), asking cheque already issued or not. if yes, ask him to call
bank's lawyer to come and collect the cheque. if not, scold him, why do you still hold my money?. if the cheque ready, call again the bank's lawyer to go and collect it immediately even though then bank said they will call the lawyer (bullshit!).

no choice wan. they are all not honest and dedicated. we must be proactive. otherwise, the late payment penalty will be charged. who gonna pay for that? WEEEEEEEEEEEEEEEE....malaysia boleh system.
we people always kena naya. even though nothing we can do if bank delay the payment. i don't know why.

that scale fee we must pay in full first.
then, after a week or two, the bank's lawyer
will call us to collect the 30% discount of the scale fee
as per statement by BAR council.

me paid already. total RM440
TNB rm300 + duty stamp rm10
Syabas rm100 + installation rm30

ask them about my right n left neighbour.
pt 62076 and pt 62075 (my left side) all malay.
pt 62078 (my right) still no buyer.

Just some update when I visit the showroom last saturday.

Total units available=19
Bumi =10 units
Non Bumi= 9 units

reason being, as informed by the salesman, due to units reserves for staff is open for sale.

I yet to pay for the deposit. Still not have time due to open haus..hahaha

About the discount, is it only for Agreement with bank not developer right?

diskaun fee is only between u and bank (actually with government)..

that electricity and water deposit, dev say it's ok to pay it late. but u can bank-in mah the money thru internet what. then fax the slip to them.
settle! save your time.

19 unit left. em..
waa..the reserve unit for staff can be lower la their price right.

last sunday i check the site. now they are doing the drainage and sewerage. and i saw one malay family brought their parents (i think)
to visit (maybe) their bought house. black vios WPM xxxx. does
anybody know who it is?

Nak tanyer sket..you all dh dpt loan ke & the loan tu dh disburse to developer tak?

My loan had been approved but the lawyer said they need to wait land office to process before they can made the disbursement. Rumah tu kena cagar atas nama loan then baru diaorg disburse. Betol ke?
Lawyer tu kata lama nk process maybe 2-3 month.

risau plak pasal takut kena byk interest by developer.

Lama nyer ko ambik masa ni..kalau tak silap ko purchase rmh ni somewhere bulan Aug 2007 kan? awat skang baru siap proses loan tu?
bank apa ko ambik ni?

untuk loan ni (aku pakai EONCAP Islamic Bank), dari tarikh kita mula2 sain Letter of Offer (LO) sehinggalah 1st disbursement oleh bank tu ke developer (dev. received duit) ambik masa 3bln 10 hari.

jadi ko kena tulis surat baik2 kat developer mintak tangguh untuk 1st disbursement tu selama 3 bln la. Tapi, ko sain S&P (mati setem) tu bila? biasanya developer boleh immediately claim progress payment dari tarikh tu jugak.

draw KWSP pulak, ambik masa 21 hari bekerja dari tarikh kita submit permohonan (biasanya 14-21 hari dah dapat la duit dalam personal akaun bank kita). buat kat KWSP cawangan jalan gasing PJ cepat proses dia.

pasal cagar kat bank tu, ye memang loan bank akan bayar kat bank pemegang leasehold tu (EON Bank Jln Raja Laut), tapi jumlah dia lama 90K jer. selebihnya loan bank tu akan dibayar direct ke developer.

pastikan lawyer loan bank tu deal betul2 ngan lawyer developer pasal extend 1st payment tu. mesti ada black & white or janji mulut dari developer. catit semua tu dalam diari. senang nak deal balik ngan dia.
MAKE SURE jugak ko push lawyer2 ni selalu. diorang ni biasanyer lembab sikit. nak buat duit jer semua.

minggu lepas dah dapat progress claim baru dari developer.
2(f) siap kerja pembentugan.

jadi, ahad lepas aku pergi site visit. unit aku tu memang dah complete la sebelah dalam dia. luaran jer sikit lagi. letrik pun cuma tunggu pasang meter TNB jer. wiring semua dah ok. air pulak pun sama. tunggu nak pasang meter SYABAS jer.

so far so good la.
kat banner situ ada tulis, cuma tinggal 8 unit jer lagi available. makna nyer dah 88 unit telah dijual.

untuk pengetahuan (tak penting pun), PT. 62071 tu telah dibeli oleh sdr. hafiz hamidun (bekas vokalis nasyid UNIC). PT.70 pulak kakak dia beli.

sempat jugak aku gi visit show house project perumahan sebelah projek rmh kita tu. Bayu Parkville nama dia. townhouse. RM174K utk satu tingkat. 3bilik, 2bilikair. fully firnished. cantik jugak. curi2 sikit idea internal design..hehe...

SnP aku sign bulan September.
Aku ambik loan company. Sign loan agreement ngan lawyer akhir bulan 11. Lawyer kata lama la nk process kat pejabat tanah tuh.

Aku dh tulis surat kat developer tu mintak tangguh. Masa tulis surat tu aku agak2 dlm 2 bulan. aku rasa kena tulis surat lg mintak tangguh.

Tp lawyer loan aku nih mmg slow la. bleh plak lawyer yg jaga account aku resign. Ganti org lain pun mcm susah je nk layan..ampes tol.

ade artis seh kat kawasan umah aku. berbangga jap aku.hehehehe

aku pegi gak rumah contoh kat sebelah..ingatkan double storey. nampak cantik rumah tu dr luar. tp dlm sempit jeh.

mana boleh masuk duduk terus kawan....
mau masuk rumah, kena baling dulu beberapa ketul 10K.
zaman harga barang naik skang ni, 30K 40K pun senang2 jer lesap.

kalau ikut list tu,
grill, electrical wiring, kitchen cabinet, wardrobe, plaster ceiling,
water filter, curtain, electrical appliances.....bla...bla...

rumah siap kalu, itu jam jugak kepalo start poning pikir benda2 kat
atas tu...........

paling cepat aku rasa, 2 bulan lepas dapat kunci baru aku masuk rumah!
tu pun kena tengok keadaan defect dulu...kalau banyak construction defect, kena buat report then tunggu developer datang repair dulu...lepas
tu baru boleh start buat kerja2 kat atas tu....
